Following a review of comparable properties in the area, rents across all unit types will increase by an average of 4 percent. Current tenants will receive individual notice letters no later than 60 days before their lease renewal date, in accordance with local tenancy regulations.

Beginning June 1, property managers will follow a revised enforcement procedure for exterior maintenance violations across all managed communities, including unapproved paint colors, overgrown landscaping, and unauthorized structural additions.

Upon 131 a violation during a routine inspection, managers should document the issue with dated photographs and issue a written notice to the homeowner within five business days. Homeowners will have thirty days to correct the violation before further action is taken.

For violations that remain uncorrected after the thirty-day period, managers should escalate the case to the compliance division rather than issuing repeated informal reminders, which recent audits have shown to be largely 133.

This revised procedure aims to ensure consistent enforcement across all properties and reduce the average resolution time for maintenance violations, which currently stands at nearly ninety days.

Re: Unit Turnover Standards for Q3

As we move into our busiest turnover season, please review the following standards before beginning any unit preparation work. All units must be 131 to move-in condition within five business days of a tenant's move-out date.

Walls with minor scuffs may be spot-touched, but any wall with more than three scuff marks per room should be fully repainted 132 ensure a consistent finish. Flooring should be inspected for damage beyond normal wear, and any damaged sections should be reported to the office before repairs begin.

Completed units will be inspected by a property manager before being listed as available. Any unit that fails inspection will be returned to the maintenance queue with specific notes on required 134.
